Project Overview

After more than two decades of exposure to Queensland conditions, the roof was showing its age. Some roofing screws had deteriorated rubber seals, while other areas displayed surface rust that required treatment before painting could begin.

The property also featured an extensive flyover area. Painting underneath this structure required detailed preparation, careful masking and additional time to ensure a clean, consistent finish.

Work Completed

Before pressure cleaning commenced, the downpipes connected to the property’s water tanks were disconnected to prevent cleaning residue from entering the tanks.

The roofing was then thoroughly cleaned using approximately 4,000 PSI of pressure to remove accumulated dirt, contaminants and loose surface material.

Our roof preparation and painting process included:

  • Disconnecting the water tank downpipes before cleaning;
  • Thoroughly pressure-cleaning the roof;
  • Inspecting the roof screws and replacing those with deteriorated rubber seals;
  • Treating screws and areas affected by surface rust;
  • Carefully masking and preparing the extensive flyover area;
  • Applying IRC Metal Primer; and
  • Applying two coats of IRC Roof Protect 15 Year in Cottage Green.

Before and After

The Result

The completed roof has a clean, consistent Cottage Green finish, with deteriorated screws replaced and areas of surface rust appropriately treated before coating. The customer was extremely pleased with the completed project and subsequently recommended Ware Painting Roofs to friends, leading to further work.
